Preparing to Sell Your Home During a Divorce

Selling a home can be a trying time during normal circumstances, much less while going through a divorce. For many individuals, they are burdened with financial strains of paying for attorney's fees, moving expenses, new living expenses, purchasing items that the other partner took, etc.

Therefore working with a real estate agent who knows the current market and the area where your home is located, is affiliated with a well-known real estate company and is a member of the local real estate association are beneficial to selling your home as quick as possible and for the highest price.

Also, remember that working together as a team rather than as a disgruntled ex, can only help get the highest price for the sale of your home. Therefore, working together for this short period of transition on a few affordable and easy projects will really help. So, keep your cool and let's dig in!

During times when the market is slower, or is in what is being termed today as "a buyer's market", you especially need to work together to spruce up your home to make it stand out from the other homes on the market. A new coat of paint is one of the best, and cheapest, ways to really brighten up your home. Use soft, warm, neutral colors to appeal to most of today's buyers. Even though you love the bright blue boy's bedroom or little girls painted mural, you really need to paint those rooms to appeal to any buyer that might be interested in your home.

Also, keeping your home neat, clean, fresh and uncluttered is a key to the presentation you put before your potential buyer. Some small, affordable ideas are washing your windows and opening all your blinds and curtains making your rooms look bright and sunny. De-clutter, de-clutter, de-clutter. Less is best. Organize your closets, clean the baseboards, ceiling fans, doors and laundry room – remember that buyers look everywhere!

Curb appeal also needs to be maintained. A well manicured lawn, flowers and shrubs really make a difference as a buyer walks into your home. Try pulling those weeds, trimming bushes and planting a few annuals in flowerpots that can easily be transported to your new home.

Remember, it's only a small amount of time and money and it will undoubtedly help you get the best price for your home which can only help you while starting your new life.
